Willow and Joshua Adams Menswear in partnership!

Willow Properties is THE name in property investment in the Cleckheaton and surrounding area. The team’s most recent acquisition is 18-22 Market Street, Cleckheaton which will shortly become the new Joshua Adams menswear store. The site will comprise over 4500 square feet of retail and workshop space for alterations over two floors,

The Willow Properties team is headed up by Robert Williamson and Jonathan Holmes. Both Robert and Jonathan are Bradford-born, they chose Cleckheaton as their core area for investment because it is a town which has always been hugely supported by locals, it houses many excellent independent retailers, and offers free parking, this gave them the confidence to invest. The team is understandably proud of its expanding Cleckheaton-based portfolio including Victoria Court formerly the rubber tunnel, which houses Titan Business Centre, Halifax Bank, Box 11, Domino’s, From the Heart, Marshall’s, SMKD and We Buy Gold, the development saw an investment of £2.5million for the existing tenants.  Another string to their bow is Cleckheaton-based Tarantinos Pizza, formerly the Natwest Bank, other such local investments include the luxurious Grand Cru in Birkenshaw and the award-winning Prashad in Drighlington.

Willow Properties has now sited its own headquarters within Cleckheaton in the former premises of ‘The Music Room’, sealing its commitment to the town. The sumptuous offices occupy the second and third floors, while the ground and first floor are waiting for the perfect occupants for a high-end restaurant and bar, the interior must be seen to be believed.


The relationship between Willow Properties and Joshua Adams owners’ Stephanie and Ray Norris commenced when they sold their first store in Scholes, Cleckheaton through Ernest Wilson fifteen years ago. They then built up the Joshua Adams business more centrally to Cleckheaton and expanded hugely over the years to become the award-winning menswear business they are so proud of today. Stephanie and Jonathan kept in touch throughout, with several moves and expansions, but always within the Cleckheaton area.

When Willow Properties acquired the site on Market Street, they already had Stephanie and Ray’s business in mind, Robert said, “We approached them off-market suggesting a collaboration. We are well-aware of Joshua Adams’ successes with their recent success as finalists at the national ‘Drapers Independent’ awards 2022 and winning their category in the 2022 ‘I Do’ awards coupled with the quick growth and expansion of the business, we could clearly see that a larger, more prominent town centre site would be perfect for them.” Knowing the area so well, the versatile, convenient position, and size of the store, the innovative menswear business jumped at the opportunity. Knowledge of Willow properties’ sizeable and prestigious portfolio sealed the deal for Stephanie and Ray, the attention to detail, and calibre of the work and shared brand values, ensured an obvious business fit. The new menswear store will occupy both floors at Market Street, all fourteen existing Cleckheaton staff will move across to the new store, where there will be more fitting rooms and window display space, a larger shopfloor for more menswear choice and a viewing station showcasing the preparation work and seamstress skills.

Joshua Adams now has a presence in both Cleckheaton and Ilkley following the launch of their Ilkley store in Spring 2022, the business which has innovated its operational strategy throughout the pandemic, continues to thrive and satisfy customers with high stock levels, excellent service, and attention to detail. Until the new store opens in January 2023 the business will continue to trade from Cleckheaton at 30-34 Bradford Road.
